  • Top-rated elementary school priority? Match the Schools page to the neighborhood’s feeder pattern in the table above.
  • Larger lots and privacy? Look at Happy Valley, Orinda Country Club, Sleepy Hollow, or Sanders Ranch.
  • Gated/country-club lifestyle? Moraga Country Club or Orinda Country Club.
  • Newer construction? Sanders Ranch (Moraga) has the most newer homes; otherwise Lamorinda is dominated by 1950s–1980s housing stock.
